Duties & Responsibilities

The Chairman should adhere to the following duties and responsibilities.

  • Maintains roster of residents and their email (or mailing) addresses
  • Maintains a broad understanding of the Declaration of Protective Covenants, especially as to responsibilities of Voting Members.
  • Serves as Voting Member. The Voting Member generally exercises the votes of the neighborhood Owners on the following matters:
    • Election of directors
    • Assessments under the budget of the Association
    • Revisions to Declaration
    • Certain matters related to the damage or destruction of portions of Common Areas
    • Matters related to actions by an authority having the power of condemnation or eminent domain
    • Annexation of property
  • Appoints Neighborhood Committee Election Committee
  • Communicates with Neighborhood Owners on matters of neighborhood interest such as utility failures, other problems, and dangers
  • Monitors conditions in neighborhood and responds to concerns of Owners
  • Meets/communicates with new Owners and residents to obtain information for roster and discuss the community
  • Other duties desired by the Owners

* The Neighborhood Vice-Chairman serves as the Alternate Voting Member, acting when the Voting Member is absent or unable to do so.

To submit your Neighborhood Committee Nominations, please complete the following steps:

  1. Review the Chairman Duties and Responsibilities in the right panel of this web page.
  2. Complete the voter information section, including your name, address, and email address.
  3. Enter your nominations in the fields provided for Chairman, Vice-Chairman, and the two (2) at-large positions.
  4. When all fields are completed, click the Submit Your Nominations button.
Election Process

The following election process will be followed:

  • The Election Committee will solicit nominations to be submitted within ten (10 days of the submission.
  • After ensuring the nominees are qualified and willing to serve, an online voting election will be available to Owners for seven (7) days.
  • After the election, an announcement will be made notifying all Owners of the results.

The following qualifications are important:

  • Only Castle Bluff Owners, including current committee members, are eligible to be elected.
  • A VTR Community Association Director or spouse cannot serve as Chairman or Vice Chairman of the Neighborhood Committee.
